Casa Billy (Coral Springs)
The demand for open and adaptable spaces is constant in Florida residences, especially for families with an active social lifestyle. This project in the city of Coral Springs is an example of how FLORIDA BUILDING LLC executes a major remodel to transform a 90s house with compartmentalized rooms into a functional and modern home.
Nearly 50% of the original layout was restructured to achieve our client’s goal: a comfortable house suitable for receiving multiple visitors:
Space Engineering and Unification: The kitchen, originally narrow and separate, was doubled in size by demolishing the walls of the adjacent dining space. This demolition and integration created an open social area that connects the kitchen with the rest of the home.
Functional Addition: The project included the creation of a new functional laundry room and the addition of a guest bathroom. This modification required a complex re-engineering of installations, including new drains, plumbing, dryer vents, and the relocation of air conditioning outlets to optimize comfort in the new areas.
Transitional Design and Cabinets: A painted wood shaker style (transitional) was chosen, balancing the traditional with the modern. A two-tone design was used: the island in an elegant matte navy blue and the rest of the cabinets in matte white.
Luxury and Detailed Functionality: Premium finishes were incorporated with a combination of quartzite on the island and porcelain on the countertops. The kitchen was designed for family life, including an oven wall, a central area dedicated to a coffee/breakfast station, and a bar space with cabinets, floating shelves, and a wine fridge.

Casa Marcelo – Remodel
In South Florida, many properties built in the 90s and 2000s feature an Art Deco or curvy style, characterized by compartmentalized spaces, curved walls, and level changes that do not meet the desire for openness and integration of the modern market. This project exemplifies our capacity to execute a total style conversion, moving from compartmentalized to a fluid and contemporary design.
This residential project in Florida demonstrates our mastery of complex structural remodels. The central challenge was to eliminate the physical and visual barriers of a dated design, which presented Art Deco reminiscences with curved walls in plan and elevation, pronounced level changes, and a kitchen completely isolated by a curved volume that housed the walk-in pantry.
The FLORIDA BUILDING LLC solution focused on the rigor of straight lines:
Space Integration: We eliminated the encapsulated kitchen and its curved volumes to create an open concept social area. The original level changes were maintained but visually integrated, using discrete LED lights on the steps to highlight the architecture.
Chef’s Kitchen Design: A rectified and much more functional layout was installed. Matte finish cabinets and high-quality quartz countertops were combined with continuous vein waterfalls, a detail of impeccable execution complemented by under-cabinet lighting.
Openness and Light: The key was the flooring. We replaced the dark wood floor with large-format porcelain (48×48), rectifying the curves of the room’s level changes and removing the curved walls, further integrating the living room, the dining space, and the intimate sitting area.

Casa Pines - Remodel
The comprehensive modernization of a residence built in 1995 presented a design and execution challenge for FLORIDA BUILDING LLC. The objective was to completely transform the rooms, replacing original finishes and furniture with a modern, minimalist, and functional design.
The interior remodeling project encompassed a 360-degree transformation of the home, without the need for additions or major structural work, focusing on the quality of materials and expert space management:
Space Integration and Flow: Strategic removal of walls in the living room area was carried out to achieve a more open and unified space, essential in modern luxury residential architecture.
High-Performance Kitchen: A completely new kitchen was installed with designer furniture, functional islands, and countertops combining materials like quartzite and large-format porcelain, making it the aesthetic and operational heart of the home.
Luxury Finishes and Materials: On the ground floor, large-format porcelain (48”x48”) was installed, offering a spacious and contemporary look. In contrast, the upper floor was renovated with high-quality vinyl flooring, optimizing installation and maintenance.
Engineering and Design Focal Points: The staircase was redone to correct previous structural flaws and integrate it as a central design piece. A total renovation of bathrooms was carried out, using large-format ceramic and porcelain tiles on the walls, installing modern vanities and faucets.
Light and Ambiance: The house was finished with a completely new lighting scheme, adding linear LED lights to highlight the aesthetics of the kitchen cabinets and the staircase space. The interior paint highlights the new volumes and finishes, marking the leap from the 1995 style to the current luxury home.

Filomena Ft. Lauderdale - Commercial Remodel
The execution of projects for commercial franchises like FILOMENA’S BEAN COFFEE requires constructive precision and operational design that surpass the average. Although we did not manage the general civil work at this location in Fort Lauderdale, FLORIDA BUILDING LLC was the trusted partner chosen for the execution of the central piece of the business: the service counters.
The challenge in a visible coffee shop environment is not only aesthetic but functional and regulatory:
Specialized Operational Design: The counters were designed and fabricated with different strategic heights that allow for concealing the operational processes of preparing beverages and food, ensuring that the customer experience is clean and pleasant while maintaining staff efficiency.
Detailed Technical Integration: Our commercial cabinets are prepared to handle the complex internal network of drains and installations typical of food and beverage operation. This requires meticulous fabrication and a millimeter-precise installation that anticipates the passage of all piping and services.

The continuity of our alliance with FILOMENA’S BEAN COFFEE is a testament to the trust in our execution. In this project, the challenge was not only technical but logistical and security-related, as the coffee shop is located within a high-profile corporate building.
As in the first location, FLORIDA BUILDING LLC designed and fabricated the high-precision service counters that guarantee operational efficiency and compliance with ADA regulations (*). However, in this environment, our specialization in project management was vital:
Logistical and Security Rigor: We were required to comply with additional safety and hygiene regulations, typical of an office building, including the management of special permits and the coordination of restricted work hours. Casa Arcos - Remodel and Addition
Remodeling and adding square footage are the smartest way to capitalize on your property’s value in Florida. This project in a historic “chorizo house or shotgun house” in Núñez (Argentina), highlighted by specialized media, perfectly illustrates the level of complexity we manage:
Challenge: Converting a century-old, dark, and compartmentalized structure (as seen in the ‘before’ images) into a modern space with double height and natural light that suits family life.
The FLORIDA BUILDING LLC Solution: We implemented an exposed metallic structure that allowed the total integration of social areas (kitchen, living room, and dining room). The heritage was respected, restoring key elements like the original floors and exposed brick ceilings, while equipping the home with contemporary technology and functionality.

Casa Manny
Kitchen remodeling is one of the most profitable investments in the Florida real estate sector. In collaboration with Kitchen Solvers Of Fort Lauderdale, FLORIDA BUILDING LLC executed the transformation of a large kitchen, achieving a modern and impactful effect with a strategic intervention, without altering the original structure or layout.
The project focused on the kitchen, integrated into the intimate sitting area and the dining nook, unifying and modernizing the space where the family spends most of their time:
Visual Integration Strategy: The key to modernization was the unification of the countertops. We eliminated the level changes of the previous black granite to create a single work surface of quartz in one plane. This change was crucial to generate a high-end look and feel throughout the social area.
Renewed Quality Millwork: The cabinet structure was maintained but its appearance was completely transformed. We applied the efficient technique of complete on-site lamination (refacing) to all fronts, sides, and visible structures, complementing it with the total replacement of doors and drawer fronts, achieving the aesthetic of new cabinets with fast and precise execution.
Luxury Finishes: Calacatta style quartz countertops were installed, which provide light and eliminate the dark contrast of the previous granite. We complemented the design with a gray subway tile “backsplash”, generating a subtle but significant contrast.
Lighting Design: We added value and ambiance with a detailed lighting scheme: under-cabinet lighting (functional) and interior/upper lights in cabinets that create a scenic effect, elevating the final design.

Apart Gary
In the Fort Lauderdale real estate market, the ocean view is the most valuable asset of an apartment. This project, carried out in collaboration with Kitchen Solvers Of Fort Lauderdale, focused on one unique and clear challenge: restructuring the apartment to integrate the kitchen and living room and maximize the visual entry of the sea.
The FLORIDA BUILDING LLC solution involved a complete transformation of the space, ensuring the functionality of the design beyond aesthetics:
Architectural Integration: The wall separating the original kitchen and the dining nook was eliminated to create an “open concept” space. The kitchen was expanded by taking over the former dining nook, allowing for the design of a large peninsula that serves as a visual and operational link between the living room and the kitchen.
Complex Installations Management: This modification required the technical management of all installations (electrical, plumbing, and mechanical), including the installation of a new extraction hood over the peninsula. Our experience guaranteed that these works were carried out impeccably and in compliance with the strict regulations of high-rise multifamily buildings.
Luxury Design and Finishes: The kitchen design used two-tone light cabinets (light gray wood-look laminates and white) to increase the sense of spaciousness. The countertops were clad with a “white” granite with gray veins, which complement the brightness of the glossy porcelain (24×48) used throughout the apartment. Additionally, one of the bathrooms was modernized to harmonize with the new style.
The result is a magnificent transformation where the kitchen, previously small and isolated, became the focal point of the apartment, offering a fully integrated living experience dominated by the sea view.

The comprehensive remodel of this canal-view penthouse in Fort Lauderdale is a testament to FLORIDA BUILDING LLC‘s capacity to manage high-level projects, even with remote management of clients preparing to relocate. In collaboration with Kitchen Solvers Of Fort Lauderdale, the challenge was twofold: to achieve a luxury finish and adapt a standard apartment to the needs of a chef client.
The renovation was total and involved intelligent space re-engineering:
Culinary Specialization: The original kitchen was insufficient for a professional. To expand it, a creative spatial solution was implemented: the laundry area was restructured, removing the dividing wall to unify it with the kitchen. The washer and dryer were relocated to a stackable system, which freed up vital space for the kitchen expansion.
High-Gloss Design and Finishes: The cabinets were selected with a high-gloss finish to maximize the feeling of light and luxury, complemented by high-visual impact countertops. Additionally, the electrical installations were adapted to accommodate the specialized appliances required by our client.
Comprehensive Remodel: The project included the total renovation of all bathrooms in the apartment, guaranteeing a luxury design and finishes consistently with the new style of the penthouse.
