Located on

We designed a
single-family residence with the functionality the market demands: 3 Bedrooms,
3.5 Bathrooms, a flexible Den, and a 3-car Garage.
The living
experience extends to the exterior, where a pool complements the covered lanai
equipped with an Outdoor Kitchen, perfect for entertaining with canal views.
Through
design optimization, we incorporated ceiling heights of up to 13 feet, creating
a space that balances maximum family functionality with structural efficiency.

Port Charlotte - Burwell
Located in
the coveted South Gulf Cove neighborhood, this residence allows us to
highlight its ideal setting for outdoor activities.
We created a
single-family residence with precise functionality: 3 Bedrooms and 3.5
Bathrooms and a 2-car Garage. The design incorporates large social spaces, such
as a living room with 12-foot ceiling heights.
Our focus on
this asset centers on design optimization and the use of Class A
construction solutions… Status: Project under construction
(Completion
expected August 2026).
Port Charlotte - Kay Lane
The Kay Lane
Project is proof that FLORIDA BUILDING LLC offers Class A
construction with unmatched efficiency.
Located in Port
Charlotte, within the desirable setting of South Gulf Cove… Our
specification includes porcelain floors and hurricane-resistant
impact windows and doors.
This house
offers a classic family configuration of 3 Bedrooms and 2 Bathrooms,
complemented by a 2-car Garage… The interior design shines with a large main
room (Living Room) that reaches 10-foot ceiling height.

Apart Hotel - Las Gaviotas (Multifamily)
The
experience in high-end multifamily developments is an essential
component of the FLORIDA BUILDING LLC value proposition. This complex of
vacation units, DOR PLAYA in Las Gaviotas, Argentina, was led by our
partner Architect Gabriel Levy and is an example of the architectural
vision and environment-focused engineering that we now apply to projects in Florida.
Coastal
Design and Functionality:
The project (4,300 m² constructed, 27 Functional Units) was designed in
an innovative ‘L’ shape to maximize ocean views and optimize the
connection between the units and the landscape. The architecture prioritized transparency
with large panels of graphite-colored PVC millwork with double-pane glass (DVH)
that go from floor to ceiling and wall to wall, flooding the interiors with
light and visually connecting users with the beach and the pool.
Robust
Materiality and Luxury Details: Durable and low-maintenance construction
materials were used, ideal for coastal environments, such as exposed
concrete and stone. Interaction with nature was maximized through laminated
tempered glass railings on terraces and balconies, ensuring uninterrupted
views. Additionally, ground-floor units have direct access to the beach through
tempered glass doors.

vacation/residential use projects that demand strict design, coastal

Centennial Center Shopping Mall Title - Panamá
The expertise
of FLORIDA BUILDING LLC in commercial and multifamily projects is
reinforced by the experience of our partner, Architect Gabriel Levy, in
managing large-scale works internationally. The Centennial Center
project in Panama City is a mixed-use complex that demonstrates the
capacity to design, plan, and execute structures with high commercial impact.
Scale
and Complexity:
Built on an approximate 8,000 m² lot, the complex adds up to a total
construction area of 24,550 m². The structure is organized vertically to
maximize urban land use, including: Two (2) commercial levels. Three
(3) parking levels (essential for retail functionality). Two (2) office
levels.
Architectural
Style and Functionality:
The design of the Centennial Center aligns with contemporary
high-traffic commercial architecture: a modern, clean style focused on
functionality. The strategic use of exterior cladding systems not only provides
a robust brand image but also addresses the needs for energy efficiency and
structural durability in a tropical climate.
Contribution
to FLORIDA BUILDING LLC:
This high-volume project, with a complex matrix of uses (commercial, office,
and parking), underscores the experience in coordinating engineering and
construction disciplines that we now apply to our multifamily and commercial
projects in Florida.
Fincas del Lago House I - The Creative Leap House
This project
marks a milestone in the trajectory of the architect and founder Fabian
Vacca, signifying his successful transition from high-end remodeling to complete
residential construction from the ground up. This residence, designed and
built as his personal home, served as a true design laboratory, combining the
solution of complex problems with an uncompromising architectural vision.
Solution
to a Geometric Challenge:
The project originated from the need to transform a plot with a trapezoidal and
curved geometry, a challenge solved with a radial and curved design concept,
allowing the structure to integrate organically into the surroundings.
Architecture
of Experience:
The house is defined by its multiple layers of design: a linear project
incorporating double heights and subtle level changes, creating
clear zoning of the spaces. The use of tensioned structures and diverse
materials (a technique later replicated in other projects) demonstrated a
mastery of engineering and constructive experimentation.
Exterior-Interior
Integration (Wall/Window Effect): Strategically, the house featured an
exterior facade that acted as a containment wall, providing privacy and
security. However, the side facing the park opened completely with a total
continuous window, achieving the sensation of literally living within the
green environment.

the construction of our homes in Florida.
Casa Gran Bell
Before
focusing their expertise in Florida, Fabian Vacca and Gabriel
Levy collaborated on the construction of exclusive residences that define
the standard of quality and design in Argentina. This project in the
prestigious Gran Bell Country, in City Bell, Province of Buenos
Aires, is an example of the architectural vision that now sustains the
constructive excellence of FLORIDA BUILDING LLC.
Architectural
Style: The design
of Casa Gran Bell is framed in a modern and minimalist style,
characterized using clean volumes, defined horizontal lines, and a fluid
integration between interior and exterior spaces. The choice of materials such
as exposed concrete, large double-pane glass (DVH) panels, and
premium cladding seeks durability and a timeless aesthetic.
Design
and Functionality:
The house was conceived with rigorous spatial planning to optimize natural
light and family comfort. The layout favors large and connected social
spaces, while private areas maintain the necessary independence. This design
maximizes the value of the plot and offers superior quality of life, using
efficient engineering solutions in foundations, structure, and envelope.

This new construction project reinforces our ability to manage the complete
cycle of residential development, from the architectural conception of the
design to the final delivery with the highest quality finishes. This experience

Fincas del Lago House 2
This project,
located in the exclusive Fincas del Lago neighborhood, Province of
Buenos Aires, illustrates Fabian Vacca’s ability to merge the client’s
desired architecture with technical solutions and respect for the natural
environment. The main challenge was to create a country-style house with
modern touches on a corner lot, without disturbing the mature landscaping of
surrounding pines and conifers.
Adaptive
and Functional Design:
The architectural solution was a ‘V’ shaped layout, which allowed for
optimizing the corner lot, meeting all the client’s functional needs, and,
crucially, fitting the project among the existing vegetation. The main entrance
was designed with an imperial access, granting it the hierarchy and
presence appropriate for a country residence.
Engineering
and Tradition:
To establish authenticity and solidity, the bovedilla (vaulted)
structure was used, a traditional construction method from the early 20th
century. This choice honors the “country” style requested by the
client, while the final finish introduces the cleanliness and quality of modern
details.
Legacy

This case underscores FLORIDA BUILDING LLC’s capacity to address diverse
architectural styles with the same rigor, adapting complex designs to terrain
conditions (corner lot, untouchable landscaping) and delivering a project that
balances traditional aesthetics with the efficiency and comfort of modern
construction. This versatility is a key asset for the residential market
in Florida.
Fincas del Lago 3 - Luxury House
This
project in Fincas del Lago exemplifies Fabian Vacca’s capacity to execute
high-volume, luxury single-family residences while optimizing terrain and code
restrictions. The main challenge was to fit the client’s ambitious demand for
spaces (more than seven rooms, four bathrooms, and a pool) into a 0.25 acre
corner lot, respecting municipal setbacks.
Layout
Strategy and Hierarchy:
The engineering solution was an ‘L’ shaped design complemented by a 45°
break, which allowed for maximizing the covered area without sacrificing
the required open space and ensuring all rooms had generous dimensions. The
ground was elevated to grant dominance to the structure, and the corner was
used to create an imperial entrance with a tensioned portico,
giving hierarchy to access with a cutting-edge structural solution.
Quality
and Materiality:
The selected finishes reflect a timeless luxury standard, a direct asset
for FLORIDA BUILDING LLC. This includes the use of real natural slate
for the roofs and Italian porcelain for the interior floors. These
high-category details not only elevate the aesthetics but also guarantee the
durability and value of the property.

This work demonstrates the mastery in the construction of large-scale luxury
single-family homes, the ability to resolve regulatory challenges and
design optimization, and the impeccable management of first-rate material

Fincas del Lago 4
The fourth
project developed by Fabian Vacca in Fincas del Lago is proof of
the long-term vision that FLORIDA BUILDING LLC applies to residential
investment. This house was conceived under the principle of Evolutionary
Architecture, designed in its entirety from the start, but executed in two
planned phases to adapt to the family’s growth and financial needs.
Stage I: Base Functionality: The first stage was built on a single floor, establishing a functional base with two bedrooms in the private area and one complete bathroom, plus a public-use bathroom. This allowed the family to occupy the home with an optimized initial investment.
Stage II: Transformation and Vertical Growth: The second stage was a seamless vertical expansion. Three bedrooms and two full bathrooms were added to the upper floor, completing the original design vision. The crucial part was the strategic repurposing of the ground floor: the two initial bedrooms were transformed into a master suite plus a functional desk/office, maintaining the coherence of the house’s flow.
Contribution to FLORIDA BUILDING LLC: This success story highlights our ability not only to construct, but to execute master planning that allows clients to divide large projects into logical and financially manageable phases. It demonstrates the capacity to execute expansions that feel organic, and to restructure existing layouts to fulfill new functions without losing the value of the initial investment.
